Haydee Martínez Espinoza described the cost of 630 thousand pesos as unfeasible, due to the topographical conditions of the region.
In Playas de Rosarito there is currently no area of land that can be considered viable for the application of the Housing for Welfare program with a cost of 630 thousand pesos, as the federal government intends, said Haydee Martínez Espinoza, head of the Secretariat of Development and Urban Services of the municipality.
During a meeting with members of Mexican Companies of the Construction Industry Tijuana-Tecate-Rosarito (Comice TTR), the official explained that the topography of the region requires greater investment to condition the land and that these can be used for housing developments.
You know that neither in Tijuana nor in Playas de Rosarito can any developer with that cost, it is not possibleMartínez Espinoza pointed out.
He indicated that the physical conditions of the region are different from those of other areas of the country and that urbanization represents an additional cost of at least 30% more, even compared to municipalities such as Mexicali.
“We are trying to get the land to promote the national housing program, but we find that most of the donations we have are properties that in many cases are not developable,” he said.
The federal government announced the creation of the first Welfare Homes in the municipality of Playas de Rosarito last March, in the Real de Rosarito neighborhood.
During that event, the Government of Mexico reported that the construction of half a million low-cost homes nationwide is contemplated, of which 55 thousand would be destined for Baja California.
“The federal government asks us for flat land, with services, drinking water, lighting and sewerage, but where? It is not an easy challenge,” Martínez Espinoza stressed.
The municipal official added that Playas de Rosarito requires the creation of a regulation of urbanization actions, similar to the one that exists in the City of Tijuana, which the municipality still lacks, to request developers to deliver urbanized land with adequate slopes.
